03·Why we do this for free

Most electricians try to upsell you the second they're on your property. We've found that doing a thorough, honest inspection first — and just telling you what's actually going on with your home — is a better way to do business.

About a third of inspections end with no work scheduled, and that's fine. Some homes don't need anything urgent. Some customers want to think about it, get a second opinion, or wait until their insurance carrier or their EV purchase or their kitchen remodel forces the decision. We're not in a hurry, and we don't pressure-sell.

What we've noticed is that the customers who got the free inspection and didn't book work the first time — they come back. They come back when they're actually ready, and they bring their friends. That's the long game, and it works better than the alternative.

So the inspection is genuinely free, and the report is genuinely useful even if you never hire us. If you do hire us afterward, the inspection gave us everything we need to give you an accurate quote. If you don't, we hope the report is helpful.

06·The fine print
  • One free inspection per single-family residence. Lifetime. If you've already had a free inspection on your home, you can book follow-up service visits or paid inspections.
  • Eligible: any Santa Cruz County homeowner — anywhere in our service area, from the coast to the mountains.
  • Renters: eligible with written landlord permission (we'd need to inspect electrical that the landlord owns, so we need their okay before scheduling). Exception: in genuine electrical emergencies (sparks, burning smell, no power, etc.), we'll come out at our discretion without waiting for landlord approval.
  • Duration: most free inspections take 1-2 hours on-site. Larger homes take longer.
  • Written report before we leave — we go through it with you on site, then email a copy to the address you provide.
  • No obligation. No pressure to schedule work. No upselling during the inspection. We just inspect, report, and leave.
  • Anonymized data: we may use anonymized, aggregate findings — meaning data combined across many homes with NO information that identifies you or your property — for educational content and statistical reporting. Specific anonymized excerpts from your inspection won't be used without your explicit permission. (Per ToS Section 5)

Is it really free?
Yes, really. No fees, no fine print, no “free with purchase.” We come out, we inspect, we write you a report. That's the whole offer.
Is there a catch?
No catch. We do find that some customers want to hire us after the inspection (because they got a useful report and a quote), but most don't right away. We're fine with both outcomes.
How long does it take?
1-2 hours on-site for most homes. Larger or more complex homes can run a bit longer. We'll tell you up front when we schedule.
Do I need to be home?
We strongly prefer yes — both because we'll want to ask you about your priorities (EV planning? heat pump? known issues?) and because we'll walk you through what we found at the end. If you can't be home, we can sometimes work with a property manager or trusted contact, but a homeowner-present visit is best.
Will you come to my rental?
If you're the landlord, yes — book directly. If you're the renter, we need written permission from your landlord (because we'd be inspecting electrical they own) OR it has to be a genuine electrical emergency.
What if I want you to do the work?
Great — we'll have everything we need to give you an accurate quote. The free inspection often saves time on the quote-and-scope process because we've already walked the home.
What if I don't want you to do the work?
Also great. Keep the report. Do whatever you want with it. Shop it around. File it away. Use it for your insurance carrier. We hope it's useful either way.
What if you find something dangerous?
We'll tell you immediately, with severity context. If it's actually dangerous (live exposed wire, sparking outlet, melted breaker), we'll either fix it on-site if it's small and you want us to, or we'll tell you to shut off the affected circuit and we'll schedule a return visit for the repair.
Do I need to prep anything?
No. Just give us access to your panel + service entrance + the home interior. If you have a photo or two of an electrical concern you want us to look at, you can share them when you book — gives us a heads-up.
What if I have a complicated home — multiple buildings, ADU, well pump, etc.?
The inspection covers all of it. If your home is unusually large or has multiple structures, we'll budget more time. Tell us at the time of booking so we plan correctly.
Can I book for someone else's home (gift, parent, friend)?
Yes — common pattern. You schedule, but the inspection is at the other home, and the homeowner needs to be available. We'd ask you to coordinate with them on availability.
What if I lose the report, or never got the emailed copy?
You'll have gone through it with the tech before they left, so you already know what's in it. For another copy, email service@sunriseelectricalcontracting.com and we'll resend it. If the emailed copy never arrived, check your spam folder first — PDFs sometimes trigger filters.

Our minimum service charge is $270, which covers diagnosis and most small repairs (e.g. replacing an outlet, resetting a breaker, or repairing a switch). If we can't identify the issue or don't perform any work, you pay nothing. Estimates for installs and projects are always free.
