Santa Cruz is the kind of city where the housing tells the story. The Westside has Victorians from 1890–1920 — most of them still have knob and tube wiring somewhere behind the walls. Lower Pacific and the Eastside have mid-century ranches built when post-WWII California was booming. Seabright and the Beach Hill area straddle the eras. The natural service radius extends beyond the City limits into the surrounding unincorporated County communities — Live Oak, Pleasure Point, and the coastal strip along East Cliff (east of 41st Avenue) are all unincorporated Santa Cruz County, not City of Santa Cruz — but they're the same job for us functionally, and we handle both jurisdictions' permit processes as part of the quote.
The electrical work each of those neighborhoods needs is different. A 1905 Victorian on Bay Street is a knob-and-tube rewire conversation. A 1958 ranch on Riverside is usually a panel upgrade — those Federal Pacific panels installed in the 50s and 60s are reaching end-of-life. A Pleasure Point cottage on East Cliff is a corrosion conversation, because salt air does to electrical components what it does to everything else. Different problems, same core capability set.
The housing stock across Santa Cruz County reflects a slow-build region. Around 12% of county homes were built before 1940, another 6–7% during the 1940s, and only about 12% have been built since 2000. The median county home was built in 1974 — meaning half the housing stock is over 50 years old. That matters for electrical, because the panel and service that came standard in 1974 (usually 100A, sometimes a Federal Pacific or Zinsco) is not sized for a household running an EV charger, a heat pump, or induction, and it's past typical panel useful life besides. The short version: a full rewire is the permanent fix, it can be done by area rather than all at once, and documentation matters for the insurance conversation.
